Buying Property in Alanya: Legal Checks and Steps
What to check before buying an apartment or villa in Alanya: the title deed register, occupancy permit, valuation report and currency certificate for foreign buyers, and the land registry appointment.
Can foreigners buy property in Türkiye?
Citizens of most countries, including EU member states and the United Kingdom, can buy apartments and houses in Türkiye within the limits of Article 35 of the Land Registry Law – among them a maximum area per person and exclusions for military and security zones, which the land registry checks during the transaction.
Before you buy: register and permits
- Title deed record (tapu kaydı): owner, mortgages, attachments and annotations
- Full condominium ownership (kat mülkiyeti) or only construction servitude (kat irtifakı)
- Occupancy permit (iskân) from the municipality
- Arrears owed to the residential complex (site aidatı)
- A preliminary sale agreement (satış vaadi) is valid only in notarial form
Requirements for foreign buyers
- A valuation report (değerleme raporu) from a licensed firm, not older than three months
- A currency exchange certificate (döviz alım belgesi): the price is exchanged into lira at a Turkish bank before the transfer
- A Turkish tax number (vergi kimlik numarası)
- A sworn interpreter at the appointment if a party does not speak Turkish
- Compulsory earthquake insurance (DASK) for residential buildings
The Alanya Land Registry appointment
The sale is completed by an official deed at the Alanya Land Registry Office (Alanya Tapu Müdürlüğü), booked through the Web Tapu system. If you cannot attend, a representative can act for you – see Granting a power of attorney – and the documents the registry asks for are listed in Documents for a title deed transfer.
Buying property does not by itself grant a residence permit; that is a separate application, and some neighbourhoods are closed to new residence permits for foreign nationals.
